Location
Arthingworth is a charming village with an eclectic mix of housing surrounded by wonderful rolling countryside which offers some fantastic footpaths as well as the Brampton Valley Way running between Northampton and Market Harborough. This thriving village has an active community with village hall and well-regarded pub, The Bulls Head. The village is on the border of Leicestershire and Northamptonshire and is well positioned for access to Market Harborough where there is a mainline train station with direct trains to London taking approx. 60 minutes. This attractive market town offers a great range of boutique shops as well as supermarkets, leisure facilities and restaurants. Arthingworth is also well placed for access to Northampton, Kettering and Rugby as well as a superb road network including A14 and M1.

Description
Tithe Barn, previously the village post office, has some lovely character features including exposed beams and a attractive brick fireplace. The rear garden is a particular feature with colourful borders and some specimen trees and benefits from surrounding mature trees creating a peaceful rural setting in this popular village. The accommodation is bright and well designed with a good-sized hall providing access to the three reception rooms, cloakroom and kitchen. There is parking to the rear where there is also a double garage.

Accommodation
The main entrance is to the front and leads into the long hallway with timber floor and staircase to the first floor. Off the hall is the kitchen, a light room with lovely views of the garden and benefits from a separate utility where there is access out to the rear. The current vendor uses this access as the main entrance to the property having parked to the rear and entered through the garden.

Next to the kitchen is the large dining room with wonderful bow window, also with pretty views of the garden. Adjacent, is the sitting room with attractive exposed ceiling timbers and of particular note is the brick fireplace housing a wood burning stove. There are glass doors providing access out onto the rear terrace. With windows on two elevations this is a lovely bright room with lots of natural light. Also on the ground floor, off the main hall is a useful study.

On the first floor there are four bedrooms. At either end of the landing there are two good-sized double bedrooms both with en suite shower rooms. There is a third double bedroom and a single bedroom as well as a family bathroom.

Outside
The garden to the rear is a complete delight with carefully designed and managed borders with an array of colour. A stone path leads from the double garage to the rear through the garden and a seating terrace is well positioned to make the most of the sun. The garden is sheltered and private, mainly bordered by a brick wall. Beyond the garden are two designated parking spaces and the double garage.
