Our planning team, working together with land promoters St. Philips Land, have secured a resolution to grant outline planning permission for up to 300 homes on a site in Stowmarket. The resolution, which will be subject to a Section 106 legal agreement, is for a development across 32 acres of land just off Newton Road, adjacent to the A14.

Planning authority Mid Suffolk District Council originally deferred approval of the plans in July after it wanted to consider the plan alongside a separate application for 258 homes by housing developers Crest Nicholson on an adjacent site. Both sites had been allocated as land for housing in the council’s own Development Plan.

The application proposed key infrastructure including cycle and pedestrian routes, the provision of open space between Stowmarket and nearby Stowupland, and an indicative spine road through the development. We were able to reassure the council on these points by directing officers and members to the requested information, and a resolution to approve the scheme was secured.

Partner Angela Brooks said: “This was a complex case where even though the whole site was allocated within the area’s Development Plan, the plans for homes there had to be agreed in two separate applications. Whilst the applications were separate, the council wanted to hear both at the same time to ensure members could consider the allocated site as a whole and understand the possible impacts on the local and wider community.

“We were able to demonstrate the value of this application and its synergy with the application on the adjacent site, which meant the council were minded to grant permission after officers recommended approval. The plans were originally submitted in February 2020, so it’s fantastic to have finally secured permission for our client and to help bring much-needed housing to Stowmarket.”
