Auction crop

Our Residential Agency team in Chester, were delighted when a property they were selling sold after a four-week auction 56% higher than the guide price of £350,000.

The property in Erbistock, Wrexham, enjoys fantastic panoramic views across rural farmland and has scope of future development potential.

Toby Gale-Hasleham, one of our negotiators said: “We are thrilled to have been able to secure such a high price for this property; its location is perfect and there is so much development potential, it was a must have for the successful bidder and a huge success for us on behalf of the seller.”

The property, a traditional country cottage located in Dee Valley, enjoys unspoilt views and is a short distance from the village of Overton. Following 3,349 views of the online brochure and 58 physical viewings, the virtual gavel went down at a sale price of £507,000, having received 68 bids.

Toby explained: “We are seeing more people looking for larger homes in more rural or village locations with land so they can enjoy a more rural way of life. The pandemic has allowed purchasers to move further away from their places of work and consequently are choosing a different environment to live in. We have seen considerable price growth in rural properties, particularly those properties offering land or rural views.

“For those who traditionally spent most of their time in an office, this meant working from home, so they are looking for a property which allows them to have a home office. For those who wish to and can do so, hybrid working has now become an option for lots of people and this change looks set to create a permanent shift in our housing market.”
