Situation and Description
The land is situated to the west of the village of Derrington, approximately 3 miles to the west of the market town of Stafford. The land comprises about 40.25 acres (16.29 hectares) of productive grade 3 permanent pasture with woodland and ponds in three parcels.

Lot 1
About 19.2 acres (7.77 hectares) of permanent pasture including ponds in three field parcels. The land is shown shaded pink on the sale plan with road frontage to Butterbank Lane and Long Lane.

The land has previously supported the grazing of livestock and may be suitable for mowing in part. The land is bordered by mature hedgerows and stock proof fencing in part. The land may be suitable for alternative uses including equestrian use subject to any necessary consents.

Access to the land may be taken via two entrance ways off Butterbank Lane. We understand there is right of way in favour of a neighbouring landowner across Lot 1. There is currently no mains water supply to the land. The vendors have historically utilised a natural water supply along the northwest boundary.

We understand part of the western boundary of Lot 1 falls within a Site of Biological Importance (reference ‘Butterbank Brook’). Interested parties should satisfy themselves as to any obligations this may impose.

Lot 2
About 7.53 acres (3.05 hectares) of permanent pasture and amenity woodland. The land is shown shaded purple on the sale plan.

The land has previously supported the grazing of livestock and may be suitable for mowing in part. The land is bordered by mature hedgerows and stock proof fencing in part. The land may be suitable for alternative uses including equestrian use subject to any necessary consents.

Access to the land may be taken via two entrance ways off Long Lane. There is a mains water supply to the land.

Lot 3
About 13.52 acres (5.47 hectares) of permanent pasture and amenity woodland. The land is shown shaded yellow on the sale plan with road frontage to Long Lane and Crossing Lane.
The land has previously supported the grazing of livestock and may be suitable for mowing in part. The land is bordered by mature hedgerows and stock proof fencing in part. The land may be suitable for alternative uses including equestrian use subject to any necessary consents.

Access to the land may be taken from Long Lane. There is currently no mains water supply to the land.


Land quality and soil type
The land is classified as Grade 3 according to the Natural England Regional Agricultural Land Classification Maps. The soils may be described as slowly permeable seasonally wet slightly acid but base-rich loamy and clayey soils. The land is generally suited to grass production/ livestock grazing.


Basic payment scheme and Environmental Schemes
The property is registered with the Rural Payments Agency for the basic payment scheme. Payments for the current scheme year will be retained by the outgoing tenant. The purchaser(s) will be required to indemnify against any loss due to a breach of cross compliance up to the end of the current scheme year. Entitlements are not included within the sale but may be available by separate negotiation.
The selling agents are not aware of any environmental schemes affecting the land.

VAT
Any guide price quoted or discussed is exclusive of VAT. In the event that a sale of the property or any part thereof or any right to it becomes a chargeable supply for the purposes of VAT, such tax will be payable in addition to the sale price.

Overage
The land (whether sold as a whole or in lots) will be sold subject to an uplift provision which will specify that 25% of any increase in value due to development (as defined in Section 55 of the Town and Country Planning Act 1990) will be payable to the Vendors or their successors in title should such development occur within 30 years from the date of completion. The uplift will be payable upon implementation or on a future sale with the benefit of a planning consent but shall not be triggered by any development for agricultural and/ or non-commercial equestrian purposes.

Tenure and possession
The freehold of the property is to be sold with vacant possession available upon completion.
