Lot 1 is bare land extending to approximately 43.82 hectares (108.28 acres) of Grade 3 land comprising 34.82 hectares (86.04 acres) of arable land and 9 hectares (22.24 acres) of permanent pasture.

Lot 2 extends to approximately 132.79 hectares (328.14 acres) of Grade 3 land, an extensive range of farm buildings, two semi-detached farm cottages and a farm office. The land extends to approximately 104.04 hectares (257.08 acres) of arable land and 28.86 hectares (71.31 acres) of permanent pasture, as shown in purple on the attached plan. There is a range of farm buildings with associated yard
which have formerly been used as part of a dairy enterprise, however these buildings would be suitable for a range of agricultural enterprises or alternative uses subject to planning permission. A schedule is available upon request.
There are two semi-detached brick cottages each consisting of a kitchen, sitting room, 3 bedrooms and a bathroom.
There is an adjoining farm office to one of the cottages with independent access.

Lot 3 lies to the south of Whissendine Road and extends to approximately 31.28 hectares (77.29 acres) of Grade 3 land comprising 19.73 hectares (48.75 acres) of arable land and 11.55 hectares (28.54 acres) of permanent pasture.

Informal Tender Rent
Offers for the whole or individual lots are invited and should be sent to Fisher German LLP using the Tender Form provided by post or email. Applications must be received by Friday 26th April in order to be considered, followed by first interview Wednesday 22nd May and second interview Wednesday 12th June.

The offers should be submitted subject to contract and any other conditions upon which the application is made should be specified on the form. The landlord reserves the right not to accept the highest offer or any offer made.

Commencement Date & Term
The Term will commence on 11th October 2024, for a period to be agreed. For the right proposal the Trust would be willing to consider a long-term commitment of say 20 to 25 years. Traditionally, the Trust would let agricultural land and property via a Farm Business Tenancy (FBT), but we are willing to consider alternative mutually beneficial structures in partnership or otherwise. A template FBT can be provided.

Rent
The rent will be as offered and accepted. Rent will be payable half-yearly in advance with the first instalment being payable on the 11 October 2024 under the Trusts standard FBT, or otherwise payable under terms agreed.

Outgoings
The successful applicant will be responsible for all outgoings in respect of the land, buildings or farm cottage or cottages for the duration of the agreement.

Repairs and Maintenance
The successful tenant will be responsible to put the Holding into a good state of repair as agreed at the commencement of the tenancy. A photographic Record of Condition will be prepared at the commencement of the tenancy.

Soil Health
The successful candidate will be expected to monitor, keep and improve the soil nutrient indices, health and condition as per the record of condition taken in 2024 with both parties sharing the cost (50:50) for soil testing every three years, or as agreed. Note this excludes standard soil fertility testing carried out during the normal operation of the business.

Insurance
The successful applicant will be required to obtain appropriate Public Liability Insurance, Products Liability and Business Interruption Insurance for the duration of this agreement and provide evidence of such as and when requested.

Woodland
Woodland is traditionally excluded from the tenancy area. However, applicants are invited to consider including adjoining woodland in their tenders if it would be a useful and complementary to their business.

Sporting and Timber
The Sporting Rights are let to a third party, further details will be available upon request and the Landlord reserves all Timber from the holding save for as explicitly agreed within the occupation agreement.

Reserved Area
The Areas hatched in Blue, within lot 1 and 2, are reserved upon 12 months’ Notice by the Landlord.

The accommodation is available to let on terms to be agreed.

Tenure
Leasehold, joint venture or contract, to be agreed.

Business Rates
Occupiers will be responsible for paying Business Rates if applicable direct to the local authority.

Further Information

Services
There is mains electricity, mains water and oil central heating in both cottages. There is also a borehole supplying water to the Farm. We will undertake surveys to ensure all services and appliances are safe and will provide copies of the relevant certificates at the commencement of occupation.

Professional and Legal Costs

Each party to be responsible for their own legal costs incurred in this transaction.

Anti Money Laundering
The successful tenant will be required to submit information to comply with Anti Money Laundering Regulations.

VAT
Unless otherwise stated, all prices and rents quoted are exclusive of Value Added Tax (VAT). Any intending tenant should satisfy themselves independently as to VAT in respect of this transaction. No VAT will be charged on the residential properties.
