Our planning team are thrilled to have completed a long-term project on a Cheshire-based industrial estate which has been given the green light for expansion after outline planning permission was granted to build two extra commercial units.

Winsford Industrial Estate is set to add approximately 430,000 square feet of commercial space just off Bostock Road to add to its existing portfolio, which already houses more than 150 businesses.

Cheshire West and Chester Council have granted outline planning approval for the expansion, which our team submitted on behalf of DM France-Hayhurst Charitable Trust, which owns the 16 acres of land where the expansion will take place.

Nial Casselden, an associate partner in our planning department has spent more than three years giving strategic advice to the landowner on the land’s future use. Nial said: “This has been a long-term project that has seen us using our wide-ranging planning expertise to work with both the landowner and the council officers to get to this point, so we are delighted that we are now a step closer to helping this land realise its potential by meeting the rising demand for commercial space. There were several technical matters that we had to overcome with this application, including road access, through to ecology and conservation, as well as noise impact – and we were all able to mitigate these by working closely with council officers throughout the process.”

Our commercial development team have also been providing advice to the estate about the onward delivery of the proposed buildings and has been in discussions with prospective developers regarding their delivery.

Partner, Rob Champion, said: “Despite the wider economic headwinds, we continue to see an imbalance between the supply and demand of warehouse buildings up and down the country. Record low levels of void on established industrial estates combined with recent healthy take up of newly built space are resulting in occupiers having a very limited choice if they need to move. Developments such as this are therefore very welcome, and we anticipate good interest.”
