Description
Denton Lodge is a handsome house of great warmth and character created from four stone cottages which we understand were built in the late 18th century. It sits in the centre of this very popular village and is constructed from local ironstone under a slate roof with twin gables. All the principal rooms enjoy views in two directions being exceptionally light. The house is surrounded by attractive gardens on all sides and there is a fine modern annexe providing superb self-contained secondary accommodation as well as a double garage.

Accommodation
The house is approached through electrically controlled entrance gates leading to a block paved driveway.
The entrance hall is wonderfully spacious and features an imposing American oak staircase and beams to ceiling. The dining room overlooks garden on two sides and features ceiling beams, a quarry tiled floor and fireplace with stone hearth.

The kitchen/breakfast room with oil fired Aga provides a warm heart to the house and features French doors opening onto the rear garden. There are ample wall floor units with granite work tops and a Belfast sink, space for a large fridge freezer. Off is the utility room which has similar floor and wall units with space for washing machine and dishwasher. Oil fired central heating boiler.

The sitting room is a lovely light room with three windows overlooking the gardens and a stone fireplace at one end. The third reception has most recently been used as a library but could easily be adapted as an office or study. Also approached off the entrance hallway is a guest wc.

On the first floor there are four double bedrooms and a single bedroom. The master bedroom has its own en suite shower room and there is also a family bathroom.

Outside
The Gardens surround the house on four sides with the driveway, garage and annexe forming one flank. The other three are mainly comprised of lawns, connected by a series of pathways and some well stocked beds and borders. There is a fine old Bramley apple tree and some high boundary hedges provide privacy.

There is a double garage which was built in 1980 with electrically operated roller shutter doors.

The Annexe
The wonderful self-contained annexe is next door to the garage, and was recently built in a highly contemporary style. It features a studio style party or reception room with kitchen area to one end and a separate bedroom with en suite shower room and a separate en suite wc. It has been finished to a really high specification with under floor heating, electronically operated Velux windows, oak floor and wide glazed double doors opening directly out onto the garden.
