Scoreby Lot 2 PH 7 1

One of Yorkshire’s most significant rural estates extending to almost 1,700 acres has come to the market, just five miles to the east of York.

Our rural and residential agency team are marketing the Scoreby Estate, a traditional landed estate comprising productive farmland, woodland and residential property, with a guide price of £14 million.

Positioned in an accessible location to the east of York, the estate extends to approximately 1,676 acres (678 hectares) and is available either as a whole or in up to six lots.

The estate has a rich agricultural heritage and today consists of approximately 1,308 acres of arable land, 140 acres of grassland, 218 acres of woodland and six residential dwellings.

The estate includes three principal farms alongside a range of agricultural and residential assets, offering opportunities for farmers and investors.

Lot 1, Scoreby Grange Farm, comprises a principal farmhouse with adjoining annexe, two cottages and a range of traditional and modern farm buildings, together with approximately 362 acres of predominantly Grade 2 arable land. The farm is let under an Agricultural Holdings Act Tenancy and is available with a guide price of £2.9 million.

Lot 2, Manor Farm, includes a principal farmhouse, traditional and modern agricultural buildings, approximately 521 acres of arable land and around 190 acres of ancient, replanted woodland. The lot has a guide price of £5.8 million.

Lot 3, South Farm, is an attractive smallholding comprising a farmhouse, traditional and modern farm buildings, grass paddocks and amenity woodland. The property, excluding the modern farm buildings, is available with vacant possession and carries a guide price of £1.25 million.

The remaining lots comprise productive blocks of agricultural land, including approximately 226 acres at South Farm, 262 acres at Mill House Farm and a 12.65-acre parcel at Dunnington.

Richard Gadd, Partner and Head of Farm Agency, said: “The Scoreby Estate represents a rare opportunity to acquire one of the largest and most accessible agricultural estates in this part of the country, and in such close proximity to York.

“While the scale of the holding is impressive, it is the combination of productive farmland, residential assets and long-term investment potential that makes the estate particularly attractive.

“Opportunities to purchase estates of this scale and quality are rare, particularly those offering a combination of productive farmland, woodland and residential assets with future development prospects (STP).”
