Trinity Park

Our commercial property management team has been retained by Guiding Light Investments to manage a prominent office building near Birmingham Airport, following its sale to the new investor after a successful eight-year appointment with the previous freeholder.

The team has overseen 3 Trinity Park, also known as T3, since 2018. The modern three-storey office building, which also has a basement floor, will remain under our management for the next two years following its purchase from Swiss Life Asset Managers.

Guiding Light Investments chose to retain us rather than appoint a new agent due to the standard of our work on the building to date. And since we came on board, we have carefully managed tenant relations during a repair of the building's multi-storey car park and a full replacement of its mechanical and electrical systems.

That work was completed during a wider refurbishment of the whole building, carried out floor by floor to minimise disruption to existing occupiers. Solar panels and 28 electric vehicle charging points were also installed to improve the building's environmental credentials.

Partner, Kerry Whitehill, said: “We're really pleased that Guiding Light Investments has chosen to retain us to manage T3 following its purchase of the freehold. "Being kept on by a new owner is a clear endorsement of our management of the building since 2018, which is particularly pleasing given its important location near Birmingham Airport.

“Ensuring tenants were communicated with effectively and all issues were dealt with during potentially disruptive works, all while maintaining the condition of the building, was crucial. “Following this work, the building is now fully let thanks to leases being renewed or new tenants coming in, making it an attractive purchase for Guiding Light Investments.

"We're looking forward to continuing that work over the next two years and supporting Guiding Light Investments as it takes T3 forward."
