The Q4 take up figures ended very strongly, with 37 transactions, totalling 240,274 sq ft.

2023 initially showed a relatively slow start in terms of take-up but there was a steady momentum which concluded in a strong end to the year. This shows continued resilience in the market and there was a notably strong performance from the education, training and flex/service office sectors.

There was also significant activity in the traditional office sector with major Grade A office buildings, 2 Chamberlain Square became fully let and 103 Colmore Row having only 1 floor remaining. In addition, 10 Brindley Place secured multiple occupiers and 1 Centenary Way is over 70% let.

To mention a few transactions towards the end of the 2023, some of the larger lettings included 32,088 sq ft let to Milles & Reeve Solicitors at 1 Centenary Way, along with 29,383 sq ft let to Global Banking School at Norfolk House.
There was also positive activity in the Edgbaston market and this included 8,853 sq ft let to Al Rayan Bank at 57 Calthorpe Road and 15,108 sq ft let to Firstsouce at Tricorn House.
