Project summary
- Based on a recommendation from a fellow professional we were invited to provide an appraisal for the disposal of a Manor house, buildings and 260 acres
- We provided reasoned advice including a lotting and pricing strategy
- The property was then marketed in September 2024 as a whole or in 3 lots with a guide price of £4,275,000 as a whole
Solution
- We received a positive level of interest in all elements of the property
- A sale was then agreed in early 2025 for all of the property split between two purchasers
- The sale of the main element of the property being 240 acres and the buildings progressed positively to completion with a cash buyer. The sale of the main house sadly fell through and had to be re-marketed
- Upon re-marketing of the house and 20 acres competitive bids were received and an offer accepted above the £1.5 million guide price. This sale then progressed to a successful conclusion
Benefits
- The sale of estates such as Barford Manor are always complex and we had to be agile in our advice to the client based on the interest received in the component parts and offers received
- Ultimately, the objectives of the client to sell the property at the highest price but to parties that would respect the historic nature and family association with the property was fully achieved
