
Project summary
- FG were instructed by Cassion iO on behalf of their asset owning client to provide Delivering Net Zero (DNZ) services for a commercial trading estate in Manchester. The purpose was to not only ensure compliance with Minimum Energy Efficiency Standards (MEES) but also to support the asset owner with their ESG ambitions.
- The project focussed on 12 industrial units totalling circa 2,500sqm.
- A key challenge was that the estate in question had multiple units registered under a single Energy Performance Certificate (EPC). Those EPCs had expired meaning the units carried the risk of becoming ‘stranded’ assets.
Solution
- FG worked with their assessor to coordinate new EPCs across the estate. This included liaising with Caisson iO and the Property Manager to conduct assessments in a timely and non-intrusive manner to maintain good tenant relationships.
- Draft EPC results were analysed and shared with Caisson iO, alongside a recommendation as to how these new EPCs should be lodged to the national register.
- FG were able to deliver improved energy ratings using Level 5 Dynamic Simulation Modelling (DSM) software which creates a 3D model of the asset and ensures the most accurate level of assessment.

- The improved scores and ratings futureproof the assets against tightening MEES regulations.
- The average EPC score has been improved from a D to a C rating (compliant with the expected 2027 MEES regulations).
