The site lies to the south of an established Skip and Recycling centre and is in close proximity to national companies including Toolstation, Screwfix and Travis Perkins.

We cannot confirm whether there is vehicular access to the site which consists of grassland, trees and shrubs with mature conifer trees lining the boundary to the A6116.

The site is well located with the possibility of greater access from Phoenix Parkway. The land is potentially compromised by its physical topography and proximity to neighbouring plots to the north and south, and by the train line to the west but remains strategically versatile to the right buyer.
