The prime property market is slowly bursting into life, and with it comes a fresh wave of exceptional homes entering the spotlight. We caught up with Matthew Allen, Head of the National Country Agency Team (NCAT), to get the inside track on what’s happening in the prime residential and country house sector.
“There’s a real sense of momentum and we’re seeing a surge in high-quality instructions, and confidence is gradually returning to the market.”
Our National Country Agency Team has launched a range of standout properties in the £2 million+ bracket across its offices, and early interest has been swift and strong. This reflects a broader trend Matthew has been tracking: “We’re seeing a wave of long-term owners choosing now to make their move. Many have been waiting for the dust to settle after Brexit, the pandemic, and last year’s general election. With interest rates stabilising and a more optimistic global outlook, 2025 is shaping up to be a pivotal year for the country house market.”
Among the latest launches are three exceptional homes, each offering its own unique blend of countryside charm and lifestyle appeal:
Farnborough Grange – Oxfordshire/Warwickshire Borders - £2.5 million
Once a fragmented estate, Farnborough Grange has been beautifully reimagined into a cohesive and elegant family home. Inside, refined interiors and timeless style set the tone, while outside, the gardens have been transformed into a tranquil haven. With their children now grown, the current owners are ready to pass the keys to the next lucky custodians.
Baston Hall Estate – Alfrick, Worcestershire - £4.25 million
Baston Hall spans 138 acres of idyllic Worcestershire countryside, at its centre stands a grand six-bedroom historic residence, rich in character and architectural charm. The estate also features converted barns, stylish guest accommodations, versatile event spaces, and stables. With planning permission already secured, Baston Hall presents a unique opportunity to shape a legacy property.
Gayton Manor – Northamptonshire - £2.95 million
Step into history with Gayton Manor, a magnificent 16th-century manor house that’s as grand as it is welcoming. Impeccably maintained, the property includes an annex and paddock and features a stunning modern kitchen/living space alongside a breathtaking full height drawing room with a statement fireplace. It’s a rare opportunity to own a piece of English heritage without compromising on contemporary comfort.
Market Insight
“The resurgence in supply is being met by a new wave of younger buyers, many making the leap from larger cities like London and Birmingham. These urban markets have rebounded fairly well in early 2025 after a subdued 2024.
“Buyers are now looking for high-quality, move-in-ready homes, often preferring finished properties due to the rising costs of major renovations. Many of these buyers still require reasonable levels of borrowing, so recent modest adjustments in interest rates have been a welcome boost as they look to secure their forever homes.
“Looking ahead, the remainder of 2025 will be shaped by political stability and global economic confidence. But Matthew remains cautiously optimistic: “If current trends continue, 2025 could well be a ‘good’ year for the prime country house market.”
