Q1 2026 Market Watch Liverpool

Office take up in Liverpool City Centre reached 60,471 sq ft in Q1 2026 across 27 transactions. The market was dominated by smaller sized transactions, with two thirds of the deals in Q1 consisting of office space sub 2,000 sq ft.

Notable deals in Q1 include RSM’s relocation to The Plaza, acquiring 9,862 sq ft and leading the headline rent figures in the first quarter at £26.50 per sq ft. Rare Project made a move to Urban Splash’s Vanilla Factory, consolidating its estate into 8,345 sq ft of new space on Wood Street across two floors. Options for Supported Living also expanded its footprint in the City Centre, acquiring 5,679 sq ft at St Nicholas House for its new offices and training centre overlooking the River Mersey.

This quarter’s take up total is almost double that of Q1 in 2025, which reached just 36,325 sq ft of transactional activity. However, Q1 2026’s data does sit just below the quarterly average over the past 3 years of 71,500 sq ft of space being transacted on average, with the quantity of transactions sitting just above the 3 yearly average of 21 transactions per quarter in the City Centre.

For the first time since Q2 2024, there hasn’t been a transaction in excess of 10,000 sq ft, although 58% of the quarter’s proportion of market size fell between 5,000 and 10,000 sq ft, with nearly 35,000 sq ft of the total take up falling into this bracket across 5 deals.
