A Cheshire-based designer and manufacturer of sensory rooms for people with additional needs is setting its sights on global expansion after our commercial transactional team secured a deal for its new premises.
Rhino Sensory UK is set to build a 15,900 sq ft warehouse and office building at Cheshire Green Industrial Park near Nantwich, subject to planning permission, after a deal was agreed.
The 38-strong team at Rhino Sensory works with schools, hospitals, and even major football stadiums around the UK to design and build bespoke sensory rooms for those with additional needs, such as spaces with calming lights, soft furniture, and relaxing music.
It had seen significant growth due to more mainstream schools wanting sensory rooms to help look after pupils with special educational needs, and the company needed a new space after outgrowing its Sandbach office and warehouse.
After being unable to find existing buildings in Cheshire that suited Rhino’s needs, commercial director Austen Wells looked at the development market instead, and felt Cheshire Green, on the A51 near Wardle, could be suitable.
Austen said: “With many of our staff being based in Cheshire, we wanted to move to somewhere close to Sandbach, but we struggled to find anything suitable on the commercial market.
“Once we had decided that building our own premises was the best solution, Cheshire Green looked like a great option for us due to its location and excellent connections to the road network.
“We worked with Rupert Collis at Fisher German who was able to easily guide us through our options in terms of what plot would be most suitable, and what we could realistically build on site.
“The site’s flexibility meant we could combine our workshop, warehousing, and office facilities into one building, which will not only streamline our work but also give us room to grow our team further.
“We’re hopeful that should planning permission be agreed, we will have the new premises ready within six to nine months
“Once we’re moved in, we’re confident that we can not only expand our customer base within the UK and grow our team by 10 in the next two years but break into new markets in Europe and the rest of the world.”
Rhino Sensory UK purchased one of the first sites at Phase Two of Cheshire Green following the successful completion of the sale of the Phase One plots. The second phase of plots are offering land between 2 and 22 acres for the construction of units between 10,000 and 400,000 sq ft.
Rupert Collis, Partner and Head of Commercial Lease Advisory, said: “Cheshire Green continues to be a highly desirable site in the North West, and presents brilliant opportunities for companies like Rhino Sensory UK to build exactly what they want rather than trying to find an existing building on the commercial market.
“Its excellent links to the M6 and A51 makes it very attractive to companies who need to distribute around the country, and the flexibility of what can be built has already seen companies from medical manufacturers to cleaning product distributors take space.
Phillip Posnett, from landowners Haughton Estate, welcomed Rhino Sensory UK to Cheshire Green.
He added: “We’re so pleased that Rhino Sensory should soon be in a position to expand into new markets as it builds its new facility at Cheshire Green, and we’re confident further occupiers will look to build on-site.”
