Central Birmingham office take-up reached 44,553 sq ft in Q2 2026, bringing first-half activity to 151,277 sq ft across 32 deals.
While activity remains below average, Fisher German says the market continues to show encouraging signs, with occupiers prioritising high-quality, flexible and well-located space.
A shortage of brand-new Grade A offices is reinforcing the “flight to quality”, creating opportunities for landlords who refurbish and reposition older stock.
With around 250,000 sq ft currently under offer, Birmingham’s office market is expected to gather momentum in the second half of the year.
