The woodland comprises approximately 8.76
acres of mixed broadleaves and beech. To the
eastern periphery, set within a glade and in an
elevated position is a pavilion overlooking a
stream. To the north there is a large area of mature beech, where you will find an abundance of wildlife due to its dense canopy. A small stream bisects both parcels of woodland. The combination of slopes and water creates a lovely ambience. Parking is not currently available for this lot however the area marked 'P3' on the plan has been identified as a potential option.


Restrictive Covenants and Planning
The woodland is sold subject to restrictive covenants whereby it is to be kept as woodland in perpetuity and managed primarily for biodiversity. No alterations, additions or development can be made to the property including the stream which must not be dammed or altered in any way which might interrupt the free flow of clean water to the pond in the neighbouring property downstream. No tipping or dumping of materials or waste is permitted. Activities which would normally be permitted under the 28-day planning rule are revoked (for example, paint balling, motor sports etc). The vendor reserves the right to install 2 reed beds/silt traps in the stream to the far south west of Lower Sheriff within a 2 year period. The vendor reserves the right to gain access to the water course once/twice per annum to ensure that no effluent is present.
