Situation
The village is well placed for accessing the
major road networks in the area including the
A38 and the A50 which links to the M1 and M6.
A mainline railway station is easily accessible at
Derby train station. Derby, Burton upon Trent,
Nottingham and Leicester are all within striking
distance.


Description

benefitting from road frontage to Bargate Lane

Planning
The land is sold in its current use as
agricultural land. Potential purchasers are to
make any planning enquiries they may have
directly with the local planning authority -
South Derbyshire District Council. The vendors
have not applied for planning permission for
development.


Overage clause
The land is offered for sale subject to an
overage clause covering uplift in value payable
upon grant of planning permission for
development, or sale of the land with the
benefit of planning permission. Agricultural or
equestrian development such as a barn for
storage, stabling or a field shelter would not
trigger the overage clause but implementation
of permission or sale with permission for
dwellings subject to agricultural or equestrian
occupancy conditions would trigger the clause.
Under this clause 20% of the uplift in value due
to the grant of permission will be payable back
to the vendors. The term of the clause will be
50 years from the date of completion.
