The land is situated in a rural but accessible
location between the popular Central
Bedfordshire villages of Blunham and Great
Barford. The land benefits from road frontage to
and road access from Barford Road.


The A1, A421 and A603 are all located within 3
miles of the land.


Description
A single field of Grade I arable land, shown
outlined red on the sale plan in these particulars.


The land is flat lying and lies at approximately
25 metres above sea level.


The land benefits from road frontage to Barford
Road, along its southern boundary. There are no
fixed boundaries to the north and the west and
there are merely changes in cropping.


The land is accessed via a shared farm track off
Barford Road and this track forms the field’s
eastern boundary.

Directions
Travelling north from Bedford on the A421, take
the junction for Water End/A4280. At the top of
the slip road, take the fourth exit onto St Neots
Road. At the next roundabout, take the second
exit to continue onto St Neots Road. After
approximately one mile you will enter Great
Barford. Turn right at the crossroads onto the
High Street. Leave the village and continue for
approximately 0.5 miles. The entrance to the
land will be on the left hand side of the road and
marked by a Fisher German ‘For Sale’ board.
