Situation
Springfield Road is a quiet, leafy avenue just a mile and a half from the city centre in the popular suburb of Stoneygate. Leicester is a vibrant city with a thriving business culture and a tremendous range of entertainment facilities including shopping centres, bars, restaurants, theatres and cinemas. There are two universities, and some excellent schools, both state and private, as well as three hospitals. The city is also home to world renowned football and rugby teams, and the county cricket team.
The property is on the south side of the city and is therefore within easy range of some extremely attractive countryside. It is conveniently situated for the railway station, which provides a fast and regular service to London in just over an hour. Road communications are also excellent, with access to the M1 under 4 miles away.

Description
Springfield House is an elegant and imposing stucco fronted villa which was built in the mid-19th Century for a wealthy Leicester family. It sits in a secluded position off London Road in mature grounds of just under three quarters of an acre. The entire building is beautifully proportioned and the ground floor in particular features four elegant high-ceilinged reception rooms with elaborate plaster work to the ceilings, intricate door architraves, fine fireplaces, some very pretty stained glass and magnificent sash windows. On the first floor, there are 10 bedrooms, and there is extensive staff or guest accommodation in the self-contained annexe. The house has been owned and occupied for many years by a religious community and has been well maintained in that time. We would expect that a new owner will wish to adapt and improve the interiors to their own specification and taste.
Outside the gardens and grounds are an attractive feature, affording the house a high degree of privacy. They are mainly laid to lawn with some well stocked borders and mature trees. In addition, there is garaging, and ample off street parking for several cars.

Accommodation
The house is stucco rendered under a slate roof, with a central entrance porch with fluted Corinthian columns. This is flanked by large splayed bay windows with dentilled cornices. A pair of entrance doors open onto a lobby with ornate half glazed screen and door to the stone flagged entrance hall with finely carved wooden staircase to the first floor and intricately moulded ceiling and dentilled cornice. At the far end is a guest cloakroom with w.c. Door to elegant drawing room with parquet floor, wide bay window overlooking the front garden, and a wide arch to study alcove with pretty stained-glass windows.
The sitting room is another beautifully proportioned high-ceilinged room with elaborate plaster work, bay window and views across the back garden. Fireplace with wood burning stove. Across the hallway is dining room which overlooks the front and is similarly proportioned with a fine marble fireplace. The family room is at the back of the house with French doors opening directly onto the garden.
The kitchen/breakfast room and adjoining utility room are on the western side of the house, approached through an inner hallway with steps down to the extensive cellars, and a door to the carport. The kitchen has a gas fired Aga, a seven-ring gas range, ample storage and a sink unit. The utility room has plumbing for washer and dryer, and space for fridge and freezer. The back door opens onto an inner courtyard with pantry and larder off. There is also access to an outside w.c. and useful store
On the first floor, there are five principal bedrooms off the main landing sharing 2 bathrooms, a shower room and 2 w.c’s. There is a secondary landing approached from the back stairs which provides access to five more bedrooms, including two which have been subdivided from the original first floor billiards room. These rooms share a bathroom and shower room.
The Annexe sits across a small cobbled courtyard from the main house. This is an attractive mews style property with a kitchen, sitting room and ground floor bedroom and shower room. On the first floor are two more bedrooms and a bathroom.

Gardens and grounds
The front garden is well screened from the road by a row of mature Yew Trees. A block paved driveway leads to a block paved parking area for several cars. A large central lawn is flanked by beds with a good selection of shrubs and perennial plants. A pathway leads to the rear garden. For a city, this is an unusually large space, with an impressive lawn, surrounded by a tarmac walkway. There are beds and borders along three sides and a pretty, recently restored conservatory. A pleasant sitting out area is approached through French doors from the drawing room.

Alternative uses
The building is currently occupied by a religious fellowship as a home, but in view of its size may well have potential for commercial or other institutional uses, subject to the necessary consents.

Overage
The sale will be subject to an overage provision on the gardens and grounds whereby the vendors will receive 25% of any uplift in value which is a consequence of the grant of planning consent to develop within 25 years of the date of the sale. This will not apply to the existing buildings.

Directions
Proceeding north toward the city centre on A6 London Road, past Avenue Road on you left hand side and take the next left turning into Springfield Road, The entrance to the property is the first turning on the left hand side, as marker by the agents board.
