Description
Brook House is a most impressive modern house which is fitted out to a very high specification. The high standard of quality and finish is obvious throughout the property and includes an extremely well finished kitchen with Corian work surfaces and a wide range of Neff appliances, an orangery with doors to the garden, and very well appointed bath and shower rooms. The ground floor has under-floor heating with individual thermostats to each room. External lighting to the roof soffits, front and rear, further enhance the appearance of the house at night.

The property is approached via an initial section of shared driveway leading to automated gates opening to an expansive paved parking area bounded by most attractive stone walling. From the flagstone step the front door opens to the reception hall where doors lead to the drawing room, sitting room and study. The drawing room is an impressive 20'8" x 19'8" (6.35m x 6.02m) and benefits from windows facing east and west. The well-proportioned room with impressive stone fireplace has French doors leading out to the decked terrace on the western elevation.

Located at the heart of the house is a superb open plan living-dining kitchen area formed by the kitchen and orangery. The kitchen has been fitted out to a very high specification with a range of fitted units beneath Corian work surfaces and a large island with inset hob. Other integrated appliances include a pair of electric ovens, a microwave-oven, and a steamer, along with a dishwasher and space for an American style fridge-freezer. The orangery itself has electric underfloor heating and bi-fold doors leading to the decking area and gardens. A door leads to a second, less formal sitting room just off the kitchen which could also work well as a playroom for buyers with young families. Also at ground floor level are a cloak room, well fitted utility room, and study fitted with bespoke bookcases, a desk and storage.

On the first floor there is an impressive master bedroom suite with dressing room and en-suite shower room benefiting from twin wash hand basins. There are two further double bedrooms, both with fitted wardrobes and one with another en-suite shower room. The family bathroom is also on this floor together with a large airing cupboard housing the hot water tank and central heating controls. At second floor level there is an attractive landing and two more rooms providing the fourth and fifth bedrooms. The fourth bedroom is currently used as a further sitting room and this floor could work well as a single suite.

Outside
Accessed off the wide driveway and parking area is an integral double garage with automated doors. This is attached to the southern elevation of Brook House and can also be accessed from the utility room making it a very useable space apart from just providing garaging. There is also a useful expanse of loft space and a door leading to the rear garden.

The front garden is comprised of a generous parking area, a good expanse of lawn and planted borders above the attractive stone walling. A wide decking area, with inset lighting system, provides very useful space for outside entertainment and dining in the rear garden. Beyond here is a good-sized lawn enclosed by well stocked borders and is a very private space given the location within the village. The gardens are extremely well kept and benefit from a full irrigation system. Side access to the rear garden conceals a useful bin store and recycling area.

Planning
A planning application was passed under reference 9/2016/0233 by South Derbyshire District Council to build an attached indoor swimming pool, extend the garage and to add dormer windows to the second floor bedrooms. This grant of permission expired in March 2019 but plans showing what had been granted area available from Fisher German. Queries regarding resurrecting this permission (and any other planning queries) should be raised directly with the local planning authority.
