Description
Blacksmith’s Cottage is a very well-presented family home, with 17th Century origins which has been extended in at least three phases since, and now offers delightful and spacious accommodation set within the conservation area of Milton. The property has retained many period features including an exposed timber A-frame and ceiling timbers. The previous owners carried out significant improvements to the property and the current owners have continued from this by carrying out a further scheme since they purchased the property in 2015, including fitting a new kitchen, new bath/shower rooms, and replacing many of the windows. Modern features have been chosen to blend very well with period ones, with oak used extensively including the staircase and ledged doors. The accommodation is presented to a very high standard and in all extends to about 2,508 sq ft including the integral garage.

The reception hallway is spacious enough to be used as a dining room and features a slate floor, exposed ceiling timbers and the staircase. Doors lead off to the study, guest WC, and kitchen. The kitchen has been finished to a very high standard with a range of units, both floor mounted and full height, by Thomas & Thomas. The three-oven dual control electric AGA also has a two oven electric integrated module, all set beneath a heavy timber bressimer. There is also an integrated Miele microwave grill oven and warming drawer, and a Bosch dishwasher. A fantastic freestanding island is a great feature of the room but this could easily be replaced with a table if a dining kitchen was required. Other features of the room include a slate floor, and twin Belfast style sinks with a Quooker boiling water tap.

Adjoining the kitchen is a family room featuring a large inglenook fireplace with timber bressimer and woodburner, and an external door. Accessed off this room is a delightful formal sitting room with Victorian style fireplace and exposed ceiling timbers. Also accessed off the kitchen is a large utility room with plumbing for appliances, a sink and fitted storage units. The utility room opens into a boot room which also provides useful storage and was formerly the integral garage.

Upstairs, there is a broad landing area, with space potentially for a desk or seating, and with an exposed ‘A’ frame structure. The well-proportioned master bedroom is 15’10” x 13’4” and has exposed stud timbers, and eaves storage space. There are three further bedrooms, one with a fireplace. The bathroom and shower room are both by The Washroom at Nottingham and have been fitted out to a high standard.

Grounds and gardens
A timber five-bar gate opens onto a gravel driveway which provides sufficient parking for a number of vehicles and is set behind a high Yew Hedge. There is a mature border with roses, lavender, and fruit trees including apple, pear and a blackberry bush. Two raised beds provide a useful vegetable garden. Low level lighting is installed for the driveway and the path leading to the main entrance of the house. This path also opens to an expansive area paved with India stone, including an arbour with lighting and a vine. There is a brick-built BBQ and this space provides a private spot for outdoor dining. Pleached Laurels provide separation between this and an impressive formal garden with ornamental box hedging, India Stone paths, bay trees, an Aphrodite water feature and a Willow tree. A further garden area is mainly down to lawn with a children’s play area.
