Description

Cubbs Cottage is a very attractive detached period cottage, believed to date from the 17th century. Period features include some exposed beams, but not throughout, and was extended some years ago. The cottage is situated in an elevated position on the very edge of the village with lovely views over a well-tended field next door.

Accommodation

The accommodation flows well with a tiled entrance hall leading in one direction into the dining room and through into the cosy sitting room with front aspect, one wall having a feature exposed stone wall with inset fireplace with LPG gas woodburner. The kitchen breakfast room is a lovely large room with bespoke fitted oak units, a 2 oven oil fired Aga, Belfast sink set into an oak worktop and tiled floor. The bay window has French doors leading to the garden. Completing the ground floor is a utility room/WC adjacent to the study which could be used as an occasional 3rd bedroom.

Upstairs Bedroom 2 is a good double, there is a well fitted bathroom with fully tiled walls and floor with a separate shower cubicle. Bedroom 1 is a large L shaped room with plenty of wardrobes and storage built into the eaves.

Gardens and Grounds

The front of the house has a well-stocked shrub border with wisteria adjacent to the gravel drive. A five bar gate leads through to an excellent area of parking in front of the open sided three bay car port. Next to a further gated parking area is the detached outbuilding with workshop and double garage, with potential to convert into a home office/annexe accommodation (subject to planning). The pretty cottage garden has a wonderful open views over the adjacent field and has two paved seating areas, shrub and rose borders, an irrigation system and garden shed. A gate in the low stone wall leads onto the village lane.
