Situation
The properties are located to the north of Bromsgrove,
Worcestershire, being in close proximity to the M42, M5 and A38
road network and more particularly are close to the large
settlement of Catshill and Marlbrook. The location of the
properties allows for easy access to the surrounding towns of
Bromsgrove and Redditch as well as the wider Birmingham
conurbation to the North.

Description
Parcel A - Staple Farm extends to approx. 72.98 acres and is
accessed off Staple Flats Road. The Property comprises a
dilapidated farmhouse extending to approx. 2,973 sq ft,
outbuildings of both modern and traditional construction which
extend to circa 20,500 sq ft with approx. 70 acres of Grade III
farmland, mostly in arable rotation.
Parcel B - Land at Littleheath Lane extends to approx. 9.70 acres
and is accessed off the south eastern boundary over a third party
track. The land comprises two parcels of Grade III permanent pasture,
the larger of which flanks the residential boundary of
Lickey End.
Parcel C - Land off Alvechurch Highway extends to approx. 26.65

Parcel D - Firs Farm extends to approx. 12.9 acres and is
accessed off Old Birmingham Road. The property comprises

Tenancies

Planning Policy
Prospective purchasers should undertake their own independent
inquiries but we consider that subject to relevant planning
consents being secured, both the dwellings at Firs Farm and
Staple Farm present an opportunity to be demolished and
replaced or subdivided and enlarged through extensions. A
proportion of the farm buildings on each site also offer up
numerous development opportunities through their conversion
potential. Any proposed development opportunities would
represent a change within the site and would need to be
regularised through either full planning, to be assessed against
national and local planning policy context or the conversion of
farm buildings for residential use may be delivered through
seeking the Prior Approval of the Local Planning Authority through
Schedule 2, Part 3, Class Q of the General Permitted Development
Order (GPDO)(2015) (as amended).
Land Parcels A, C and D have been submitted as part of the 2019
Call for Sites for residential development to inform the ongoing
Local Bromsgrove District Plan Review. The Plan Review is at an
early stage and further opportunities remain through further
consultation and prior to the final adoption Bromsgrove District
Plan, anticipated late 2021/early 2022.
