Phepson is a small hamlet just north of Himbleton situated between Droitwich and Hanbury set within a patchwork of superb Worcestershire countryside enjoying the benefits of rural life with many established bridal paths, canal walks and cycle routes. Locally at Himbleton there is a first school, church and the popular Galton Arms. Droitwich spa provides everyday services, shopping and amenities and there is also an excellent choice of both state and private schooling in the area including the renowned Bromsgrove School. The city of Worcester enjoys a greater range of shopping and amenities with many sports and social events such as premium rugby, horse racing and county cricket. Communications are excellent with regular train connections to Birmingham, Cheltenham and London all available from Droitwich Spa station. The M5 access at Droitwich provides connections to the full Midlands motorway network with Birmingham International Airport and the National Exhibition Centre easily accessed.
The site of Phepson Orchard includes a former farmhouse and a number of disused barns mainly enclosing a courtyard of the farm. Access is currently via Littlebrook, although planning permission (under reference Wychavon 17/01613/FUL) is for a new access and driveway off Earls Common Road that would serve the retained farmhouse and proposed barn conversions. The site currently comprises 3 barns, which are identified as Barns 1, 3 and 4 on the plan and development is allowed via Class Q permitted development to convert to 3 residential dwellings. (Wychavon 19/00212/GPDQ applies) A further barn, shown as Barn 2 is located immediately adjacent to Barn 1 and is in very poor condition but has planning permission to be reconstructed and used for purposes ancillary to residential use of Phepson Orchard to the main farm house under planning permission 17/01613/FUL. A Dutch barn is located immediately to the south of the site but currently not included in any permissions for development. The barns that are proposed for conversion are traditional brick built and tiled single storey agricultural structures. In all the farmhouse and buildings sit within 14.55 acres as shown on the attached Ordnance Survey map.
