Location
The site is situated in Lutterworth, approximately three quarters of a mile to the west of the town centre and access will be taken from Coventry Road to the north. The land is owned by Harborough District Council.

The site comprises a single enclosure of 5.31 acres (2.15 hectares) being former allotments previously accessed off De Verdon Road. The site is essentially level and currently comprises of rough grass, with a few bushes and leylandii trees. There is a hard core access track running from the existing access from De Verdon Road, with two spurs off, there are also two small buildings closest to Coventry Road to the north, one being a prefabricated garage structure and the other a small red brick ancillary building. The boundary to the site is mainly enclosed by timber fencing to the rear of the adjoining residential properties, with a hedge and some trees fronting Coventry Road to the north. The site will be accessed from a new junction with Coventry Road, that leads to the town centre and gives easy access to the A4304 leading to the M1 Motorway to the west.

Planning
A resolution to grant detailed planning permission was granted at planning committee by Harborough District Council on 6th October 2020 for the erection of 72 dwellings to include means of access from Coventry Road, public open space and all other ancillary works, subject to the completion of a Section 106 Agreement as per the planning committee report which can be found within the dataroom. Planning reference 19/00853/FUL.

A copy of the draft planning decision notice and Section 106 Agreement will be made available in due course.

Interested parties are encouraged to familiarise themselves with the specific obligations of the Section 106 Agreement. In this instance the Section 106 Agreement referred to will actually be a Section 111 Agreement as the Landowner and the planning authority are the same, the Landowner cannot contract with itself.
