The West Carriage House is a stunning conversion, forming part of an exclusive development of similarly converted buildings, which are Grade II* Listed and are one of the finest surviving examples of late 18th Century carriage yards in the country. The buildings are believed to be one of the few surviving works by Thomas Sandby an architect of London and the first Professor of Architecture at The Royal Academy, who held the post of Architect to the King’s work.

The development was completed in 2010 by an award winning local developer, to an exceptionally high standard of specification and finish throughout.

The West Carriage House is built of Flemish bond red brick under slate roofing, possessing some wonderful architectural detail, including 20-pane sash windows within recessed brick arches and an imposing two-storey gabled porch with grand arched entrance.

An imposing arched entrance with stone steps leads to the front panelled door with over-light opening into a grand reception hall having high ceilings and limestone marble flooring. To the front of the house is a majestic sitting room featuring a Jotul gas cast-iron stove within an ornate marble surround, polished oak floorboards and beautiful views of the gardens.

At the heart of the house is a kitchen with space for a breakfast table and sofa. The kitchen is fitted with a bespoke range of oak cabinets with a maple panels, all under granite work surfaces. A gas-fired Lancache Range cooker forms the focal point. The kitchen enjoys a Belfast sink, and integrated appliances include a fridge, freezer, washing machine and dishwasher. Adjoining the kitchen is an elegant dining room with delightful twin aspects into the gardens.

Off the inner reception hall is a cloakroom and an enclosed staircase leads down to the lower ground level, incorporating a utility room and an adaptable reception space, currently being used as a media room, but could also serve as a home gymnasium or games room.

A custom made light oak turned staircase leads to the first floor, giving access to all four double bedrooms. The master bedroom has stunning views across the gardens towards open countryside and enjoys a luxurious en suite shower room with limestone marble floor tiles. A guest bedroom also enjoys an en suite shower room and there are two further double bedrooms. A beautifully presented family bathroom is fitted with a quality contemporary suite by Laufen, also enjoying limestone flooring.

Gardens and grounds
The West Carriage House sits behind metal estate fencing with a pleached bank of silver birch trees. A heavy slate flagged pathway meanders through beautifully tended lawned gardens, offering excellent privacy and views towards the hills. The gardens are bordered by established beech hedging, featuring a variety of specimen trees, including olive and numerous native broadleaf trees. The property benefits from private parking for three vehicles with additional communal visitors’ spaces, along with a double detached garage.
