Cropwell Bishop

New homes are set to be built in Nottinghamshire after planning permission was achieved for 85 properties on land removed from the Green Belt. Fisher German’s planning team achieved planning permission on the site in Cropwell Bishop for land and development company TERRA Strategic who were selected by the landowner.

The site will provide up to 85 new homes, including 30 per cent affordable houses, as well as a new access to Cropwell Bishop Primary School – a major benefit to the community.

Fisher German have been promoting the site for TERRA for a number of years through the Local Plan, demonstrating the need for additional Green Belt release within Rushcliffe Borough to ensure housing needs could be met.

The team provided evidence throughout the process that the site did not make a significant contribution to the Green Belt and was appropriate for residential development. They successfully ensured the land was allocated in the adopted Local Plan and removed from the Green Belt. Working with TERRA and a team of consultants, the team then progressed the outline planning application through to approval.

James Beverley, a planner in our Ashby office, said: “This is a very good result and will not only provide new homes, but also a much-needed new access to the school. The current access is substandard and causes issues for both users of the school and local residents, so including this and a new carpark provides a huge community benefit. We are extremely pleased to have achieved this result for our client and look forward to the new homes being built.”

James O’Shea, of Terra Strategic, added: “At TERRA we focus on securing as many community benefits that we can through our development proposals. We try to engage with the local communities as early as we possibly can to ensure that the resulting planning approval is the best possible. We are very proud that we have been able to provide the much-needed car park and significantly improved access for the school, in addition to the required housing for Rushcliffe.”
