HS2 Northern Section - announcement due

The northern route of the High Speed rail network (HS2) is about to be announced by the Government.

The first part of the line linking London and Birmingham is scheduled for completion in 2026 but now the focus turns to the second section which will extend the line north west to and north east to Leeds via Sheffield.

The route announcement will be subject to lengthy consultation, but it is unlikely that very substantial changes will be made. HS2 has cross party political backing and, so far, public opinion in the north is thought to be more supportive.

Despite the lengthy timescales involved – the northern section is not programmed to open until 2032 or 2033 –the route announcement can impact on property immediately. Those with property that may be affected by the northern section of HS2 should familiarise themselves with the purchase and compensation process, which is expected to follow a similar format as the London to Birmingham phase.

However, our experience acting for a large number of property owners on the first phase shows that the effects actually extend much further

The route of phase one has now proceeded through consultation and a safeguarded area of 60 metres either side of the line has been established, preventing new development that would obstruct the railway. 

Some provision has been made to assist those with properties blighted by the line through the Exceptional Hardship Scheme and its replacement Advanced Voluntary Purchase Scheme.

In the meantime some steps may be considered in advance. Businesses will want to ensure that they have the right ownership structure in place to minimise the impact of HS2. Property owners may wish to crystallise latent planning or development potential before the route is safeguarded, to add value to their property and maximise compensation in due course.”
