Land sale paves way for new homes

Great Bowden site

Strategic land promoter Richborough Estates and development agency Fisher German have completed the sale of a 22 acre development site in Leicestershire to premier regional developer, Mulberry Developments. 

The site is located on the northern edge of the medieval village of Great Bowden and earlier this year Fisher German, working on behalf of Richborough Estates, secured planning consent for the delivery of 50 homes, along with a country park, allotments and a children’s play area. 

The existing village sits within a Conservation Area and Richborough Estates undertook extensive consultation with the local community, Parish Council, Harborough District Council and Leicestershire County Council in delivering the outline plans. 

Steve Louth, Regional Director at Richborough Estates, said: “Given the sensitive nature of the site and, in particular, its location of the site adjacent to the Conservation Area, we wanted to ensure that we were engaging with the local community and various authorities in the right way and that any outline designs were in keeping with the feel and quality of the village. 

By liaising with the District Council, we have also ensured that the proposed development is in-line with the Authority’s emerging Local Plan, delivering much-needed housing in one of the county’s best postcodes.

Ben Marshalsay, Partner at Fisher German, said: “We acted on behalf of the landowner – a long-serving land owning trust – to discover the development potential at the site. We then entered into a strategic promotion agreement with Richborough Estates who submitted an outline planning application.

It is a unique scheme which is sympathetic to the area, with lots of open space and parkland, and planning was achieved at local committee level following extensive consultation with the community and authorities.”

A reserved matters planning application for development of the site was lodged by Mulberry Developments in December 2016.

Great Bowden is just two miles from the town of Market Harborough, providing ready access to the town’s train station, and the A6 runs along the village’s western edge. The city of Leicester is 16 miles to the north.
