New homes set for Derbyshire following land sale

Mickleover development site

Leading development agency Fisher German and strategic land promoter Richborough Estates have completed the sale of a 34 acre residential development site to national housebuilder Bloor Homes.

The plot, which sits to the west of Mickleover on the edge of Derby, has been sold to Bloor Homes with outline planning in place for the delivery of 252 family homes in a mix of styles. The plans also include the delivery of a play area and extensive public open space.

The site was identified for development after planning experts at Fisher German undertook a speculative review.

A soft marketing campaign found that there was interest from developers, and despite the emerging Local Plan already being submitted to the Secretary of State for examination, the planning team was aware that more land needed to be identified for development in the area.

Liberty Stones, Partner at Fisher German, said: “We acted on behalf of the landowner to discover the development potential at the site. We then entered into a strategic promotion agreement with Richborough Estates who retained Fisher German to submit an outline planning application.

“Following the submission of the planning application, the site was included as an additional allocated site for development in the emerging Local Plan.

“Planning permission was subsequently granted and our development team was then responsible for negotiating the sale to Bloor Homes.

“We achieved an excellent result for our client. Although the Local Plan had been submitted, our expertise meant we were able to propose a strategy and demonstrate that the site was deliverable.

“Our development team then negotiated the sale, achieving a result that exceeded our expectations. Bloor Homes is set to begin working on the site later this year and will deliver much-needed homes for Derbyshire.”

The site, accessed from Ladybank Road, is just six miles away from Derby city centre and is well connected via the A516 and A38.
