Joint working delivers success

A resolution to grant planning permission, subject to a S106, has been achieved for a mixed use development in Retford. The proposal comprises the development of up to 196 dwellings and 11 hectares of employment land.  The success comes after years of hard work promoting the site through the planning process.

The Retford Office have a long standing relationship with their client and in seeking to maximise the value from the client’s assets, started promoting the site as a mixed use development through the early stages of the Council’s plan-making process. When Shuldham Calverley merged with Fisher German, coinciding with more detailed technical work being required to continue the promotion of the site, the Planning Team was engaged to continue taking the site forward, resulting in a Preferred Option Site Allocation. 

A decision was subsequently taken to progress a planning application for the development of the site. In so doing, we pushed the housing figures beyond those sought by the Council, and incorporated a number of commercial uses within the scheme; something which at the time was not supported by the Council’s planning officers. The Highway Authority’s desire to utilise third party land to achieve an access to the site caused a slight issue during the determination of the application. However, close working with the District and County Councils and utilising the Retford Office’s Councillor contacts led to an Officer’s recommendation for approval without requiring third party land involvement, which was endorsed unanimously by the planning committee. 

The site will now be marketed by Tim Shuldham and the Development Team on a Joint Venture basis to be developed out over the next 10 years or so, with continued Fisher German representation.
