275 new homes for Ashby-de-la-Zouch

October 2015

English Heritage grade 2 listed

Fisher German has played a major role in the planning approval of 275 houses at Ashby-de-la-Zouch and the sale of the land to Bellway Homes in a multi-million pound deal generating a gross development value in excess of £60 million.

The planning application went to the North West Leicestershire District Council committee and members voted in favour of approving the development, which led to planning permission being issued in August  following the signing of a Section 106 agreement.

The land was sold to Bellway Holmes East Midlands via a competitive marketing campaign and Bellway Homes is preparing a further detailed planning permission with the construction of the houses expected to start next summer.

The scheme, promoted by Richborough Estates, will deliver much-needed homes to the district including up to 82 affordable homes and other facilities such as National Forest planting, open space, sustainable urban drainage, wildlife areas, play areas, landscaping and footpaths links.

Chartered surveyors and property consultants Fisher German provided advice and recommendations to Richborough Estates – the land promoters for the site – and the private land owners throughout the process.

Ben Marshalsay, partner and head of Fisher German’s development team, said outline planning permission has already been granted.

He said: “Bellway Homes is  a national house builder with a good reputation for building quality homes in the East Midlands and it has acquired a landmark site in the sought-after Leicestershire market town of Ashby-de-la-Zouch.

“This is a particularly attractive site due to its location within the National Forest as well as offering excellent transport links via the nearby M42 and M1.

“The plans include a range of new homes, addressing the need for additional housing in the area. There will be a combination of different sizes to attract a wide range of home owners and I have no doubt that the scheme will integrate well into its surroundings.”

Paul Campbell, Joint Managing Director of Richborough Estates, said: “We were impressed with the Fisher German team on this project and we worked well in partnership to ensure our mutual client maximised their land assets.

“It is important that we ensure that any deal is handled properly and the right advice is given.

“We have been delighted to work with Fisher German throughout this process, which generated a good level of interest and competition, and we are confident that the development will deliver all-important new homes in Leicestershire.”
