Party Wall matters

Party Wall matters relate to a piece of legislation called the Party Wall Ect Act 1996. Its main purpose is to enable joint owners of a structure, such as a wall between two properties, to carry out certain works. Adjoining owners are served formal notices and in the case of a dispute a Party Wall Award is made. The Party Wall Act also covers building on a boundary line and excavating near an adjacent structure.

  • Party Structure - part of a structure that is jointly owned, such as a floor, wall, or boundary wall
  • Line of Junction - building on or up to a boundary
  • Adjacent Excavations - excavations within 6m of an adjacent structure
  • Formal Notices - served on neighbouring owners within set time scales
  • Party Wall Award - legal award agreed by both parties detailing how the works will go ahead
