After a very slow start to 2010 mainly due to the inclement weather, January is proving to be a very busy month with a number of perspective residential purchasers arranging viewings, making offers and re-confirming their requirements.
There does still appear to be a significant pent up demand with very few new properties coming to the surface to meet this demand. Many of the agents locally are also reporting very low numbers of pitches with any new quality period properties appearing on the market across all price levels being quickly snapped up.
The south midlands area where our Market Harborough, Banbury and Thame offices are based may see the biggest benefits from this level of demand where the speed of the commuting, the quality of the local schools and the picturesque countryside are still major factors in people’s desire to relocate there.
We have already commented that we expect 2010 to show a modest house price increase but much will depend on the early part of the year to set the precedent. There may be a number of vendors who may consider now to be a good time to sell before the April budget where property related taxes may be targeted to service the huge debt this country is currently carrying.
Properties that remain particularly popular include properties in the middle price range of £500,000 to £1,000,000 for good quality family homes. Equally, properties with potential for significant renovation and improvement as well as opportunities where people can build their house from scratch are desirable.
As ever, any properties with land are in great demand with people having an ever stronger desire to grow their own veg and keep a few chickens or pigs as well as the more traditional equestrian purchasers.
