£3 millions worth of property to test spring market...

Auction houseTwo property auctions – either side of Easter – are set to test the spring property market in Oxfordshire and Northamptonshire. While a Daventry (Northants) farm will test the market before the Easter break, a much bigger auction of six lots will be a further test in mid April.

Property is coming under the Clayson Haselwood Fisher German hammer following a successful series of auctions last year when property, worth over £10 million, was sold in this manner.

Foxhill Farm, Daventry will be offered in five lots, on March 24th and, says auctioneer Charles Haselwood, “Has something for everyone!  This is a farm with great potential to improve the house and perhaps make non-farming use of some of the buildings.  Then there are 4 separate paddocks varying from 2 to 12 acres.”

The main spring auction, to be held on Thursday 14th April at the Banbury Cricket Club is expected to attract a wide audience and auctioneer Paul Clayson is expecting a packed house.

“Auctions are a true test of the market. People who bid have to be able to proceed immediately and normally put down a 10% deposit there and then with completion normally within a month,” explains Paul Clayson.

“We are finding that more and more people are prepared to go this route as a more definitive way of selling their properties. It is particularly suitable for selling cottages or houses for renovation and improvement, agricultural land, amenity land, building sites, barns or other buildings for conversion, investment properties and property being sold on behalf of Trustees or Local Authorities,” he added.

Properties on offer include a stone detached farmhouse with stables, paddock and country views (Somerton) and a handsome country house, with 19 bedrooms, seven kitchens and six bathrooms – currently divided into seven flats (Bodicote) (Photo top right).

But there are other properties too which will attract their own market – a listed Grade II detached lodge in need of renovation (Silverstone), a Grade II semi detached stone cottage with barn and stores plus 1.5 acre paddock (Farthingstone) plus a parcel of land alongside the railway station at King’s Sutton.
