The Fisher German Knutsford Office has recently been appointed Managing Agents to Vale Royal Abbey Apartments Management Company, which comprise of 12 leasehold apartments forming part of Vale Royal Abbey, a Grade II* listed building dating from 1538. The building is on the site of a former Cistercian Abbey founded by Edward I in 1277 and although demolished in the time of Henry VIII, materials were reused to construct the ‘Great House’. This was later to become the family seat of the Cholmondeley family, Earls of Delamere until their estate was sold in 1939.
Over the years the building was extended first by Edward Blore in 1833 who constructed the South Wing and again by John Douglas, who added the South West Wing and Clock Tower in 1861.
As well as the apartments, the building also contains the Club House for Vale Royal Abbey Golf Club which also occupies part of the former Parkland.
Fisher German’s managing agents role, reporting to the Directors and Shareholders, of the Management Company is varied, not only being responsible for the collection of monthly service charges from Shareholders but also co-ordinating all aspects of the Management of the buildings and grounds from repairs, cleaning, garden maintenance, insurance, service contracts and accountancy, to name but a few.
Budgets, including routine expenditure and sinking fund estimates for major items such as external painting, re-roofing, replacement windows etc are produced annually to allow for accurate levels of service charges to be calculated,. These are approved by Shareholders at an Annual General Meeting, when any new Directors are appointed and Shareholders have the opportunity to raise any matter which is of concern to them.
With this type of leasehold property the terms of the lease usually set out in some detail the responsibilities of both Lessees and the Management Company. Detailed records including the appointment of Directors together with an annual return of Shareholders and Accounts have to be submitted to Companies House and this task normally falls to the Company Secretary to undertake. Again, this post is usually taken over by the Managing Agents as part of their Management Contract.
