July Property Market Update

allexton hallFisher German has been privileged to market 3 large estates in the month of June.  The Allexton Hall Estate, the Connington Estate and the Stanford on Soar Estate.  All 3 are very different in their own way.

The Allexton Hall Estate
Allexton Hall is a residential estate with an attractive and comfortable family house, 6 other dwellings, excellent equestrian facilities and 964 acres including park and woodland.  It is situated on the Leicestershire and Rutland borders and has been built and improved over the last 15 years by the present vendors.  Offers are invited in the region of £10 million. 

The Conington Estate
The Conington Estate is situated just to the east of the A1 south of Peterborough.  It consists of a country house surrounded by parkland, 6 let farms each with a good sized farmhouse, 18 further residential properties and a commercially let airfield.  In all there is 2,212 acres.  Offers are invited in the region of £11 million.

The Stanford Estate
The Stanford Estate is situated north of Loughborough just in Nottinghamshire.  It is a mixed estate which includes within it 1,508 acres, a principal house, 16 other properties let on Assured Shorthold Tenancies, 424 acres of vacant land, 740 acres within 3 agricultural tenancies, 290 acres let on farm business tenancies, woodland, 2 further cottages, a farmhouse and buildings with permission for 10 units, other redevelopment opportunities and 1 mile of fishing on the river Soar.  The whole estate is presently yielding £214,760 and offers are invited in the region of 12.5 million.

At the time of writing, each property has been marketed via extensive advertising, press coverage and use of the internet.  Each property has attracted at least 200 enquires from the immediate locality of each estate, from all over the United Kingdom and from elsewhere in the world, but particularly from Scandinavia and Ireland.

Viewings are at the present time going on for each estate, with offers expected in July.

The marketing has shown there is an enormous demand for these large estates from owner occupiers, professional farmers, City money and foreign investors.  Time will tell who buys each estate but the initial marketing is very promising.
