StanfordClose to Loughborough, Leicestershire but lying just in Nottinghamshire, the Stanford Estate presents an unusual opportunity to buy a large mixed investment estate with the potential for a purchaser to retain and invest in the properties or to break up and sell in parts or retain part and sell part.

The estate is for sale through Fisher German LLP’s Ashby office, at a guide price in excess of £12.5 million for the whole.

The Estate has a colourful history and includes in its previous owners, Queen Mary in the 1500s, a Sheriff of Nottingham, a well-known brewing family from Burton upon Trent and latterly the Cahn family.  Sir Julien Cahn, a successful businessman, magician, hunt master and great giver to charity bought the Stanford Estate in 1928 and promptly set about creating a grander reflection of his eccentric lifestyle, including a cricket pitch, lavish art deco theatre and a cinema where he staged spectacular illusions.

Within a year of Sir Julien’s passing, Lady Cahn was forced to sell Stanford Hall to meet death duties.  However, Lady Cahn retained the remainder of the estate and it is this which is now being sold.

The Stanford Estate consists of a large family sized house, land with vacant possession, three agricultural long-term tenancies, four short-term farm business tenancies, 19 houses and cottages (predominantly short-term let), farmhouse buildings and yard with planning permission for residential use and two telecom sites.   In addition, it has extensive woodland with good sporting potential.  Comprising the agricultural land and woodland, a total of 27 residential properties and planning consent for a further 10 residential properties, in all the estate extends to approximately 1,508 acres.

At the heart of the estate is Shaws Park, a substantial Victorian property with an adjoining large traditional courtyard and a further stable yard suitable for conversion.  The seven bedroomed house has far reaching views over the River Soar into Leicestershire’s Charnwood Forest.  Shaws Park is now considered as the principal residence for the estate.

Stanford Estate has enjoyed excellent shooting over the years and a syndicate shoot, until very recently, has been provided with good partridge and pheasant shooting. 

Close by are East Midlands Airport, junctions 23 and 24 of the M1 and Loughborough Station (London St Pancras – approximately 1.75 hours).  The cities of Leicester, Nottingham and Derby are virtually equidistant to the estate, all of which provide a wide range of facilities and services.
