Paul Clayson, a partner at the Banbury office of Clayson Haselwood Fisher German, is featured in the Oxfordshire Homes magazine this month, outlining the pros and cons of buying and selling property by auction. The Banbury office in particular, have built up a strong reputation for property auctions over the years and in the last 18 months have sold over £12 million of property in this way.
This increased profile has brought about a string of enquiries from vendors questioning whether their property may be suitable for offering for sale by auction. One, more amusing enquiry came from a professional make-up artist who, having seen his photograph, felt that maybe they could assist Mr Clayson with any future publicity shots!
![]() | In the article Paul points out that auctions offer a number of advantages to vendors but probably the largest of all is that the vendor has the certainty of a sale on the day. 'Of course there will be a reserve price which, if not reached, could mean that the property is withdrawn from the sale', Paul warns. 'But then a sale may be negotiated after the auction, But there is no doubt that auctions offer more certainty than a private treaty sale.' Another advantage of an auction is that with all the documentation being prepared in advance of the auction, this avoids the frustrating period of time that can arise after a sale has been agreed by private treaty while the legal issues are resolved. Lastly, time after time, with the right property and buyers in the right mood a higher figure can be achieved by auction.
