New planning policy to make building conversion more difficult

Artist imp of barnNew planning guidance proposed by Derbyshire Dales District Council will make life much more difficult for those who wish to convert traditional farm buildings for residential use.

A new consultation draft of the Council's Supplementary Planning Department - 'Conversion of Farm Buildings Design Guidance' will, if adopted, impose more stringent rules.  Owners must prove their buildings are no longer suitable for traditional farm use, as well as the previous requirement to demonstrate conversion to either employment or tourism uses is not viable.  In addition, before a planning application can be considered, owners will further have to produce evidence of a 12 monthmarketing programme and research report to show buildings cannot be used for employment or tourism use.

The correct planning advice and careful preparation is essential.  Successful owners can expect a significant uplift in the value of their property.
