AuctioneerFisher German have seen a large increase in the popularity of selling properties by Auction in the Midlands and particularly in the Banbury Area.

In 2005 their Banbury office sold 37 out of 40 properties offered, (2 out of these were sold prior to auction). This compares to 25 out of 27 properties in 2004 - More than £16 million of property over the last 24 months.
 
Fisher German Auctioneer Andrew Ranson comments, "Values typically range from approximately £20,000 to £750,000 although interestingly average values have fallen from £323,000 in 2004 to £223,000 in 2005."

The types of property that are sold by auction range quite widely:

  • Development opportunities of some sort, tend to sell well by auction particularly when most of the likely purchasers will not require a mortgage valuation to be carried out prior to the auction. These properties range from single cottages for renovation and single plots and barns for conversion, to larger sites for multiple houses.
  • Amenity land, pony paddocks, farms and farmland are another common entry in auctions.
  • Lastly, properties that are suitable for investors that may have a number of uncertainties about them.

For example plots of land with possible long-term planning potential, or properties with the sort of legal query that solicitors could debate for months.
"In these cases an auction can be a very useful way of closing a legally binding deal." points out Andrew Ranson.
