January Property Market Update

Fisher German’s Market Harborough office has in the past few weeks seen a return of buyers, with a number of properties that have been on the market for some time being sold subject to contract.

The number of prospective purchasers visiting our site at the Old Coffee Mills has been very encouraging even at this early stage.  Over 160 have visited the site and have been very impressed by the proximity to the town centre, the security of the site and the standard of finish.  Nearly one third of the first phase has been reserved with a number of prospective buyers intent on returning when they can proceed or to look at the development when it is further down the line.

We have recently been instructed on a site for 9 apartments in St Marys Road, Market Harborough. The old Council Offices which have a number of very attractive period features have planning permission to convert into 4 apartments with a further 5 to be built at the rear.  Situated between the station and the town centre, the site is ideal for a smallish development to really make its mark with an attractive scheme.

Developers are starting to insist on detailed planning due to the delays of the present planning system. Our planning department obtained permission for a five bedroom house on half an acre in the attractive hamlet of Allexton on the Leicestershire/Rutland borders close to Uppingham.  Such a plot is a rarity and is now on the market for £250,000.

Although the market will have a seasonal slow down there is little doubt that the shoots of recovery are beginning to appear and the New Year will bring a reactivated market.
