A delightful small estate in rolling countryside

08/09/2006

LynbrookSavills and Fisher German have been instructed to sell Lower Lynbrook Farm, an outstanding amenity farm set in the rolling Staffordshire countryside to the west of Burton upon Trent.

The substantial red brick Victorian farmhouse, approached by a tree-lined drive, comprises three good reception rooms and four large bedrooms all providing suitable family accommodation. However, planning permission exists to extend the accommodation by incorporating some of the traditional outbuildings to provide more spacious accommodation and extra bedrooms.

From the master bedroom suite there are extensive views over the surrounding countryside. The character and substantial size of the farmhouse and outbuildings make them suitable for a number of diversified uses subject to further planning consent. The large courtyard has a range of traditional brick buildings. A modern timber outbuilding includes stabling and a game larder and there is a range of modern farm buildings.

Lynbrook farm landIn all the property extends to 284-acres and is gently undulating. Together with an area of woodland and a number of ponds there is considerable scope to further develop the existing shoot. Until 2006 the Lower Lynbrook was managed as a dairy farm and it is thought this could be easy to resume. Its scale would suit organic dairy production or the development of a pedigree herd.

David Legh of Fisher German said: “Although we are expecting the farm to go to a lifestyle buyer, it is also likely to appeal to farmers either looking to expand their existing unit or house a pedigree beef or dairy heard.  The existing farm buildings would certainly support this.  This area of Staffordshire remains one of the most desirable, particularly for residential buyers and we anticipate a lot of interest.”
